MASCO CORPORATION

Project summary

A new 75,000 square-foot, 3-story office building was constructed in Livonia, Michigan in 2017.  Our firm was responsible for complete HVAC, plumbing, power, emergency generator, lighting, controls, and fire alarm system design, as well as building energy modeling services.  This modern office building was provided with a high-end design to accommodate the specific needs of the client.  A 3-story atrium centers the building, which branches out into open office areas.  The office areas are primarily open-ceiling with suspended linear LED lighting.  Suspended ceiling clouds with specialized lighting are located throughout, to provide interest in the space.   The mechanical and electrical systems were designed to minimize long-term energy usage costs.

What we did

MEEC delivered full mechanical, electrical and plumbing (MEP) design services for Masco Corporation’s new 91,220 sq ft corporate headquarters in Livonia, Michigan, which opened in 2017.
The facility was conceived to support a modern open-office work environment, multiple collaboration zones and advanced building amenities while achieving operational efficiency and strong system performance.

Key Features

High-efficiency HVAC distribution tailored for open-plan and flexible workspace environments.

LED lighting and controls integrated throughout office, conference and amenity spaces to optimize energy use and visual comfort.

Coordinated power and plumbing systems designed to support abundant collaborative and amenity zones (fitness center, 24/7 food market, outdoor work patio) while minimizing long-term maintenance load.

System layouts optimized for modular furniture zones, suspended linear lighting clouds and future re-configurations of work-space.

MEEC Role

MEEC served as the MEP engineer of record, producing full design documentation, coordinating with the architect and contractor, and supporting construction phase services. The systems were developed to align with Masco’s desire for a flexible, energy-efficient workplace built to serve well beyond initial occupancy.
